Holding Deposit

If you view a property that you would like to rent, we will apply for a credit reference check to be carried out on your behalf. Whilst we wait for the results of these checks, the property will be reserved for you during this time and no other viewings will take place.

Additional charges to tenants during & at the end of a tenancy

Reasonable costs for replacement of keys or security devices which are lost/not returned. The cost of which will depend on the type of key/security device that needs to be replaced.

We will charge interest at the rate of 3% above the Bank of England Base Lending Rate for any rent due from the Tenant under this Agreement which is more than 14 days in arrears in respect of the period from when it became due to the date of payment and/or any late payment/banking charges as a result of rent not being received. If the late rent has caused a mortgage payment to be missed by the Landlord and the Landlord incurs a charge from their mortgage provider due to this, you will be liable to reimburse the Landlord for their loss.

Tenants
Refundable Deposit

The deposit will be due on the day of check in. This will be held in an approved tenancy deposit scheme (The Deposit Protection Service).

Deposit will be equivalent to 5 weeks rent.

Rent

The first month’s rent is due on the day of check in. Further rent payments following this will be paid monthly on the same date that you started the tenancy and should be made directly into our bank by Standing Order.

All payments can be made by cash, by bank transfer, leaving 2 working days to clear or by cheque. If paying by cheque, you must allow at least seven days to clear.

ALL FEES REQUIRED ON CHECK IN DAY, MUST BE CLEARED FUNDS.

Application Procedure
  • You view a property & decide you would like to apply to rent it.
  • Under the Right to Rent as set out by s22, Immigration Act 2014 we will require proof of identification before your tenancy can start. Please follow this link for more information and for a list of acceptable forms of identification.
  • You pay the Holding Deposit
  • You complete Homelet application forms for each applicant.
  • We will then notify you when you have been approved as a suitable tenant/s. If a guarantor is required they will need to complete a Homelet application form and provide proof of identification & address
  • You will then receive an offer of tenancy & a copy of the tenancy agreement for you to read through & understand prior to signing.
  • An appointment will be made to check you into the property at the start of your tenancy.
  • You are then required to pay 1 month’s rent in advance & your refundable deposit. These payments can be made either by cheque allowing seven working days for cheque clearance, in cash on the day you move in, or by bank transfer, allowing two working days for clearance.
