Tenants Fees

Reservation Fee

 Item Fee
Reservation fee per applicant £90 (inc vat)
Reservation fee per couple £150 (inc vat)

If you view a property that you would like to rent, we will apply for a credit reference check to be carried out on your behalf. Whilst we wait for the results of these checks, the property will be reserved for you during this time and no other viewings will take place. This charge covers the reservation of the property and the credit referencing.

Should a guarantor be required, there will be an additional £75 (inc vat)

Admin Fee

 £190 (inc vat) per property
(due once credit checks have been completed and approved)

This fee covers all administration needed in order to move you into the property. This includes items such as drawing up the tenancy agreement and associated documentation, check in and checkout procedures.


Additional charges to tenants during & at the end of a tenancy

  • Each time your tenancy is renewed, you will be charged an administration fee of £24 (inc vat). This is payable in advance of the tenancy renewal being sent to you for signing.
  • If you leave any waste in any bin at the property when you vacate, you will be charged £25 (inc vat) per bin. This will be deducted from your deposit.
  • If you fail to return any keys at the end of your tenancy, you will be charged a fee of £12 (inc vat) for each unreturned key.
  • If you do not cancel your standing order with your bank after your tenancy expires and we receive a rent overpayment, you will be charged £24 (inc vat).
Refundable Deposit

The deposit will be due on the day of check in. This will be held in an approved tenancy deposit scheme (The Deposit Protection Service).

Rent over £600.00 per calendar month One month’s rent + £300

The first month’s rent is due on the day of check in. Further rent payments following this will be paid monthly on the same date that you started the tenancy and should be made directly into our bank by Standing Order.

All payments can be made by cash, by bank transfer, leaving 2 working days to clear or by cheque. If paying by cheque, you must allow at least seven days to clear.


Application Procedure
  • You view a property & decide you would like to apply to rent it.
  • Under the Right to Rent as set out by s22, Immigration Act 2014 we will require proof of identification before your tenancy can start. Please follow this link for more information and for a list of acceptable forms of identification.
  • You pay the reservation & credit reference fee for each applicant
  • You complete Homelet application forms for each applicant.
  • We will then notify you when you have been approved as a suitable tenant/s. If a guarantor is required they will need to complete a Homelet application form, pay a further £75.00 (Inc VAT) fee & provide proof of identification &address. Any particular tenant preferences or landlord stipulations will be agreed at this point.
  • We then require the £190.00 (Inc VAT) administration fee.
  • You will then receive an offer of tenancy & a copy of the tenancy agreement for you to read through & understand prior to signing.
  • An appointment will be made to check you into the property at the start of your tenancy.
  • You are then required to pay 1 month’s rent in advance & your refundable deposit. These payments can be made either by cheque allowing seven working days for cheque clearance, in cash on the day you move in, or by bank transfer, allowing two working days for clearance.
